The planning of a site begins with studying every aspect of the space, considering a myriad of possibilities whether likely or far reaching, meeting with zoning attorneys, land planners, public officials and every neighbor or passerby who can impact the project then ascending to that triumphant moment when the plethora of possibilities becomes a single idea worthy of a napkin.

We’ve developed miles of roads in posh sections of Long Island, Westchester and Fairfield, planned septics, water treatment plants and thousands of acres of landscaping, compiling a list with more engineers than the yellow pages. And, ironically, all of these experiences come to play as if distilled when working in the urban environment, our specialty, where every square foot is precious and every land decision has magnified repercussions.
